About Our House Plans:
Working drawings and material specifications are designed to met average conditions and construction methods prevalent to Jackson, Mississippi and conform to the requirements of the Southern building code, CABO, and Federal Housing Administration.
Your local codes may vary or change periodically. For this reason, RICK GARNER DESIGNER, cannot warrant compliance with any specific model codes other than the Southern building Code and CABO. It is our belief that our plans are suitable for construction. They may, however, require revisions or minor changes and you should have your builder or other professional review your house plans prior to construction.View Sample Plan
House Plans Include:
Artist's rendering of completed job, concrete slab foundation plan, (alternate crawl space plan available by checking appropriate space on order form), floor plan with electrical outlets location, four exterior elevations, cabinet details and elevations, wall sections, fireplace and stair details where needed, special details and roof plans where required, and material specification forms listing our recommendations for material and equipment.
House Plans Do Not Include:
Heating plans: because of regional differences in climate and variations in building codes. These plans are available through one of your local licensed subcontractors.
Reverse Plans:
There is a charge for Reverse Plans. All Reverse Plans read correctly and are not mirror images. See price schedule on order form for pricing.
Other Services:
All of the home designs on this website are computer generated. Minor changes and modifications usually can be made quickly and economically. We offer complete home design and house plan drafting services for all of our clients. Should changes become necessary to one of our stock house plans, please feel free to contact us at 601-594-1259 and we will be happy to quote you a price for changing the plan or creating a custom home design for you.
